From the moment you contact us to arrange to view one of our properties, we are here to help you.

Viewing appointments are available from Monday to Friday between 9.30am & 4.45pm. Should you decide to proceed with a property, the following gives you information in relation to our referencing and move in process.

STEP 1: PAY THE APPLICATION FEE BY DEBIT CARD: The application fee is £100 per Tenant inc VAT. All Tenants over 18 must be referenced. Once the full application fee has been paid, the property will be held while the referencing is undertaken. If a Guarantor is required an additional fee of  £25 inc VAT will be required. A Guarantor may be required if the applicant(s) have insufficient income, adverse credit or are in temporary / probationary employment.

STEP 2: PROVIDE US WITH YOUR BASIC CONTACT DETAILS: When the application fee is paid, we will require the following information for all applicants and Guarantor(s): Full names; mobile numbers; e-mail addresses; current addresses and dates of birth. We will then e-mail each applicant and Guarantor respectively a link to enable the application forms to be completed online.

STEP 3: PROVIDE IDENTIFICATION DOCUMENTS: Each applicant (Guarantor if necessary) must provide one form of Identification from each list plus their last 3 pay slips. 




-Full passport (original or colour photocopy)

-Gas / Electric / Water bill (less than 3 months old)


-European Union National Identity Card

-Telephone bill for a fixed line, not a mobile (less than three months old)


-UK photocard driving licence or UK full paper driving   license

-Council tax bill

(less than three months old)


-UK Armed Forces ID card

-Bank Statement


Reasons for declining an application include adverse credit history, problems with previous Landlord reference, temporary employment status and insufficient income (please refer to figures below).

STEP 4: FILL IN THE ONLINE APPLICATION FORM: You will receive an e-mail with a link to your application forms which can be completed online. Once these online forms have been completed and submitted our referencing company will carry out the necessary checks on our behalf.  
STEP 5: PAY THE DEPOSIT BY DEBIT CARD: When the referencing is complete, we will call you to confirm the move in arrangements. At this point the full deposit must be paid by Debit Card. Should you withdraw for any reason, the application fee and deposit will not be refunded. When the deposit has been received, the Tenancy Agreement with other correspondence will be e-mailed to you.

STEP 6: MEET A MEMBER OF OUR TEAM AT THE PROPERTY: You will meet a member of our team at the property to issue the keys, take the meter readings and sign the paperwork. All Tenants need to be at this appointment. Your first rental payment will be due for payment by cash or Debit card. Subsequent rental payments will be on the same day of the month as the tenancy start date.

Generally pets are not accepted, if you have any pets the details must be stated on the application form under the additional information section, there may also be an additional deposit to pay.

Photographic and written inventories will be recorded when you move into the property.

The Tenant/s is required to obtain and maintain a policy of insurance to provide a suitable level of cover for accidental damage to the Landlord’s fixtures, fittings, contents and furniture at the property as described in the attached inventory; and upon request, provide the Agent with the copy of the insurance certificate and consent to divulge any notice of cancellation.

The Tenancy Agreement will usually be for an initial period of 12 months which will continue until written Notice is served by either party unless otherwise stated.
